What is the RealPage price fixing settlement about?

The RealPage rent price-fixing class action settlement (In re RealPage, Inc., Rental Software Antitrust Litigation No. II) resolves federal antitrust claims that RealPage's revenue management tools — LRO (Lease Rent Options), YieldStar, and AIRM (AI Revenue Management) — let competing landlords share sensitive occupancy and pricing data and coordinate rents algorithmically, replacing independent market competition with software-driven price-setting. Thirty-seven defendant property management companies, including Greystar Management Services, Lincoln Property Co., Mid-America Apartment Communities, Avenue5 Residential, and Equity Residential, agreed to contribute to a combined $359.9 million fund without admitting wrongdoing.

Any U.S. renter who paid rent on a multifamily apartment where the landlord used one of RealPage's covered products between October 18, 2018 and November 21, 2025 is included in the settlement class — even if you never dealt with RealPage directly. The settlement is subject to final court approval at a fairness hearing on October 15, 2026, but claims can be submitted now. Individual payment amounts are pro-rata: they depend on the rent you paid during the covered period and the total number of valid claims filed.
